999 Union SquareProject Overview: The 999 North Capitol Street NE Building constructed in 1973, is a 317,845 square foot office building located on the outskirts of downtown Washington, DC. The building is owned by the CIM Group and managed by Akridge.

The ownership and management companies became interested in LEED certification after obtaining ENERGY STAR building certifications for the building in 2007 and 2008 and contracted with Leonardo Academy in July of 2008 to perform a LEED Assessment to explore what would be needed to meet the LEED-EB requirements at varying certification levels. After much consideration, it was determined the building would strive for LEED Silver certification with Leonardo Academy providing consulting services. The LEED-EB implementation effort began in December 2008. The project had a three-month performance period that lasted from August 1st, 2009 to October 31st, 2009. The building was awarded LEED-EB: O&M 2009 Silver Certification in June of 2010. With the LEED Silver Certification of 999 North Capitol Street NE Building, Leonardo Academy has now worked on 50% of the LEED-EB Certified buildings in Washington, D.C.

Exemplary Innovative Credit initiatives in the building included lowered heat island effects from 100% underground parking, low mercury content per lumen hours light bulb purchases, 85% green cleaning product purchases, and Green Educational Outreach efforts to DC City Government tenants in the building.

Results

Participating in LEED-EB and achieving LEED-EB Silver certification has produced a number of benefits:

  • Reduced monthly water/sewer bills and saved approximately $23,000 from budgeted number as of November 2009 through water fixture improvements. Simple payback of two months.
  • Implemented a green cleaning program in the building with contracted assistance from ABM.
  • Improved recycling rates in the building from 18% to 56% and still rising.
  • Utilized more focused and improved energy management system operations. 
  • Installed a cooling tower meter to monitor and track the amount of water utilized and drained from the tower at no expense because of District of Columbia Water and Sewer Authority credits for water savings.
  • Improved indoor environmental quality in the building by switching from MERV 8 to MERV 13 filters.
